The Delaware County Recorder of Deeds Office is now offering a free property fraud protection tool, called FraudSleuth®. The purpose of this tool is to provide Delaware County property owners with automatic alerts to help safeguard against property fraud.*
What is FraudSleuth®?
FraudSleuth® is a software-based monitoring tool that alerts property owners when any document—such as a mortgage, deed, or
mortgage satisfaction—related to a specific parcel is recorded under that parcel’s ID. FraudSleuth® tracks properties and automatically alerts owners to possible fraudulent activity.*
This monitoring tool is currently used by many counties in Pennsylvania with local governments working to combat an escalation in property
fraud and increased calls from residents for assistance.
How FraudSleuth® Works?*
As soon as a document is recorded, the email generated by FraudSleuth® will include matched data. This includes: the document type, document reference number, and the recording date/time of the matching document. After this is generated, the document becomes available to view on the Recorder of Deeds Online Services website.
NOTE: Delaware County residents should be aware that an alert does not necessarily mean fraudulent activity has occurred. An alert may trigger when a legitimate transaction involves the property, owner, bank and other entities. From this, it is then the property owner’s responsibility to monitor alerts and take action, if there is any suspicious activity.
